About the House

Church House is a beautifully renovated Lakeland farmhouse in a simply stunning location by the church and river Esk. Reached via the single track lane to St Catherine's church, the house is set within two acres of gardens, meadow and stream, and encircled by spectacular views of the high fells. Owner Didy Morgan has lovingly restored original features and used traditional furniture to compliment modern conveniences, painstakingly maintaining the integrity of the old building. Church House sleeps 7 people in three bedrooms and provides luxurious accommodation and ample living space. A study and TV room are available in addition to the sitting room. A beautiful south-facing sunroom houses a dining table and L-shaped sofa with views across the open fields to the fells beyond. Our usual impeccable high standards, antiques and homely touches adorn Church House.

A quirky bothy across a cobbled courtyard provides additional accommodation for an extra two adults or up to three more grown-up children. Available during summer months only, for an additional charge.

Church House is a superbly renovated, self-catering, small farmhouse with many period features. This house is in a truly peaceful, but not at all isolated, location in the hamlet of Boot, in the Eskdale valley.

Adorned by Cumbrian slate floors throughout, the ground floor is warmed by luxurious underfloor heating from a ground source heat pump. There are ample living areas for spending time together as a group or finding a quiet space to yourself. A drying room is available next to the kitchen, ideal for wet outdoor clothes after a long day out. The kitchen has a beamed ceiling and exposed original stonework. There is a fantastic woodburning range for heating and cooking as well as a new Smeg electric cooker. The kitchen leads through to the sitting room with sofas and Lazy-Boy armchairs arranged around a flat-screen TV.

A triple glazed sunroom has a rustic solid oak table and Denby crockery and enjoys uninterrupted views across Eskdale. A further sitting room/snug, with another wall-mounted flat screen TV, and a small study is off the main rooms. A map provides a dramatic and interesting feature wall whilst cleverly concealing a hidden door and downstairs cloakroom, off the original, flagged slate hall.

An original oak staircase leads up to the bedrooms. A family room comfortably sleeps three people in a double bed with a single bunk over. A further double room has early oak antique furniture, a lovely bronze chandelier and a Victorian brass and iron bed.

The king size master bedroom also has an antique brass and enamelled bedstead. There is a feature polished Cumbrian slate shower in the bedroom and a concealed toilet. A vanity unit and washbasin is situated alongside the shower. All bedrooms have restored/polished wooden floors and doors, beautifully crafted handmade shutters at the windows and exposed original beams and stonework.

There is a family bathroom with luxury imperial cast iron bath, complimented by local Broughton Moor slate. We provide professionally laundered deluxe 300 thread Egyptian cotton bed linen, and the fluffiest towels.

Off the beaten track...

Outside

Outside there is an enclosed lawned garden with a cherry blossom tree. Uninterrupted views stretch across the fields to the surrounding fells including Scafell. There is also a small courtyard with tables and chairs. To the rear are a small and safe stream and a lovely wildlife meadow for children to explore and play in.

In addition to the accommodation in Church House, there is also a stone Bothy across a small courtyard from the house, which sleeps a maximum of two adults or three more grown-up children, increasing the total party size to 10. The Bothy has a sofa bed and a sleeping platform with mattresses accessed via a ladder. There is a black iron grate to light an open fire and the sleeping platform has lighting. The shower (hot) outside has a wonderful view (but no curtain so be brave!) whilst a toilet and washbasin are located inside the Bothy.

Please note that you need to provide sleepings bags and pillows for The Bothy and it is best suited to two adults or three older children due to limited headroom and space. The Bothy is only available for hire when taken with the main house.
